Timeline, budget, and scope of work may vary based on unforeseen circumstances such as weather and availabilities of products by contractors.
Exterior, Window and Door Repairs and Replacements
An important component of that commitment is to work towards improving the overall state of our windows and doors, as well as fixing air and water leakages.
Each year we assess and prioritize projects within this category to fix building components such as windows, doors, and building exteriors (cladding; ex.: brick, metal, or wood). These changes can often lead to savings for tenants on their utilities.
Throughout these projects, OCH communicates with tenants to inform them of the progress of the work. This helps minimize disruption and facilitate the completion of the repairs.

Mechanical and Electrical Upgrades
As various mechanical systems and associated components near the end of their life cycle, OCH invests to ensure that these systems are in good working order and that they are replaced with more energy efficient equipment wherever possible.
The types of improvements under this category can include boilers, electrical, air units, and heating, among others. OCH communicates with tenants to help minimize the disruption to their lives and facilitate the successful completion of these projects.

Elevator Modernization
OCH is investing in replacing and modernizing elevators in various buildings across its portfolio. As these projects move forward, we communicate with tenants to help minimize the disruption to their lives and to help facilitate the successful completion of these projects.

Fire and Life Safety Replacements
OCH works with key partners such as Ottawa Fire Services, Office of the Fire Marshall on a regular basis to assess and prioritize the fire and life safety needs of our homes. Site Improvements
OCH is committed to nurturing healthy, safe and inclusive communities. That’s why we continue to invest in site improvements to beautify and improve the livability of our communities. Some examples of these types of projects include:
– Resurfacing of asphalt drives and driveways
– Grass and landscaping
– Replacement of stairs and walls
– Replacement of fencing and play structures
– Improvements to interior finishes, such as laundry rooms and corridors

Structural Restoration
The structural integrity of our properties is important. Repairs to structural elements can have a significant impact on the tenants, as they can be loud and dusty. The types of structural repairs include: balconies, foundations, and parking garages.

Roof Repairs and Replacements
As the roofing on various buildings nears the end of its normal life cycle and needs replacement and/or significant repairs, OCH completes condition assessments to prioritize repairs and replacements and communicates with tenants to help minimize the disruption to their lives and facilitate the successful completion of these projects.
